Housing Rehabilitation Loans

The City of Fort Bragg periodically has funding available to loan to income-qualified home owners for home repairs. City funding for housing rehabilitation loans comes from grants awarded to the City by the state Housing and Community Development (HCD) Department. The City has participated in two different HCD housing rehabilitation programs, including the HOME Owner Occupied Rehabilitation Program and the Community Development Block Grant (CDBG) Housing Rehabilitation Program. Information about these two programs including funding status is provided below.

HOME Owner Occupied Rehabilitation (OOR) Program
 
Interest Forms are now available for this program! The City was awarded funding in December 2013 for the HOME Owner Occupied Rehabilitation (OOR) program. We are now accepting full applications. The OOR Program provides zero interest, deferred-payment loans to low- and moderate-income Fort Bragg homeowners to correct health and safety issues and code violations. If you are interested in this program, you must submit an Interest Form. Full applications will be requested from those who submit Interest Forms, in the order that Interest Forms are received. Income will be verified for all adults in the household as part of the full application process.

Current Income Limits for the HOME program, which are based on household size, are available at the HCD website's Income Limits (for both CDBG and HOME)  page. After clicking the link, select the Income Limits with the most current date then scroll to the Mendocino County figures on page 4 to find program income limits by household size.

CDBG Housing Rehabilitation Program

The City's most recent CDBG Housing Rehabilitation Program terminated on June 30, 2013.  Limited funding may become available for this program if previous loans are paid off and sufficient funding accumulates to lend. The City may be eligible to apply for additional program funding in 2016.  This program provides fully amortized or deferred loans at reduced or zero interest rates, with loan terms depending on income, to qualified homeowners. Funding may also be provided to repair rental units for properties with up to 4 housing units, if landlords agree to rent to income-qualified tenants.
